BIM Modeler
The primary objective of the BIM Modeler is to create and manage the digital model of the built environment.This is an entry level to intermediate position and compensation will be based on level of experience, education, or a combination of both. This position reports directly to the Operations Manager and indirectly to the BIM manager and Production Supervisor. Other objectives include, but are not limited to continuous process improvement activities and collaboration with team members to create a safe and secure workplace.
Responsibilities
Use BIM software to develop and maintain detailed 3D models
Ensure model compliance with industry standards and project requirements.
Execute clash detection and discuss and resolve issues in the design.
Understand the constructability issues during modeling and raise RFIs
Update and revise models based upon feedback and project changes.
Extract 2D drawings for every project's stage from the 3D model.
Extract material quantities from 3D models based on the requirements.
Assist in the creation of standard work documentation
Collaborate with the sales and production team and participate in project meetings to ensure coordinated and accurate designs.
Understand and adhere to company, customer, and regulatory safety work policies and operating practices.
Participate in daily standup meetings and collaborate with the rest of the BIM team.Requirements
Software: Basic/Intermediate proficiency in Cadwork or other relevant software is an advantage, but greater emphasis is placed on technical knowledge and the ability to develop project models from concept to implementation.
Technical knowledge: Practical knowledge of design and BIM as per industry standards. Experience is highly valued and will be considered in addition to or in lieu of education.
Education: A bachelor's degree in architecture, engineering (civil, structural, or mechanical), or construction management or an Associate's degree or certificate in CAD/BIM is preferred.Expectations

Salary: $60,000 – $90,000 per year
Schedule: Full-time, Monday to Friday

Key Responsibilities
• Create detailed 3D models and 2D CAD drawings for light-frame and mass timber components, including shop drawings, connection details, and production plans.
• Communicate and collaborate with architects, structural engineers, project managers, production staff, trades, and suppliers to maintain design intent and ensure seamless construction.
• Prepare optimized material take-offs, CNC cutting files, and loading plans.
• Review and interpret architectural and structural designs, identifying and resolving potential conflicts.
• Assist in developing BIM (Building Information Modeling) models and integrating them with project workflows.
• Maintain and update the CAD library with standardized components and connection details.
• Assist with project documentation, RFIs, change orders, and estimates.
• Perform other related duties as required.

Qualifications & Skills
• Experience with CADwork (preferred) or other 3D modeling software.
• Proficiency in Microsoft 365, Bluebeam, Cambium, and similar programs.
• Ability to read and quickly conceptualize architectural and engineering drawings.
• Background in wood construction, specifically prefabrication.
• Strong attention to detail and problem-solving abilities.
• Experience with CNC programming and file preparation for automated manufacturing (a plus).
• Knowledge of wood engineering principles, timber joinery, and connection detailing.
• Strong communication skills to coordinate effectively with multidisciplinary teams.
• Ability to manage timelines and work independently.
• Professional verbal and written communication skills for interacting with internal teams and external contacts.
